Factors in this situation are many IMO.
1. Maybe we have finally figured out that college isn't the path for every kid.
2. Obviously the pandemic and health and safety concerns
3. College is way too expensive and pricing out many families (having crippling debt that follows you for the rest of your life sucks)
Now colleges have a problem. They have to figure out how to keep up with the other colleges while somehow managing what they charge per student. The facility race to the top has gotten insane. I hardly recognize Tennessee from when I was there in the 90s. It's beautiful, but somebody has to foot the bill for all the improvements.
