Or is Nashville just that red hot? There are only 18 active listings under $300k in Franklin (9 condos and 9 houses). There is one condo in Brentwood for under $300k. I bought 2 townhouses (one in Franklin and one in Nashville) more or less a year ago and similar units today are now selling for $33k more and $60k more. The one is Nashville has people offering $8k-10k over asking price and they are gone in 1-2 days of being listed. I have three townhouses that I rent out for more than my mortgage note on my house in Brentwood. This is insane.
