OT: Lawnquest--need some help

Hey guys,

I am a new homeowner with zero lawn experience or knowledge aside from mowing my parents lawn for years. My house was built new and closed in mid-July. The builder installed sod on the side/front of the house and seeded the back. The soil is in very poor shape and the builder did a little courtesy watering but most of the seed was gone by the time we moved in. The sod is patchy and dead in some spots but I'm not worried about that.

Since ths seed basically never grew, my backyard is essentially just dirt. And this time of year, that means straight mud, I got talked into aerating and seeding last fall and grass has grown but only where the plugs were. I have a drainage issue on one side of the house that makes it extra squishy and I'm addressing that with the builder.

Basically I want to start over. I have asked a few people (my dad, father in law, guys at work) and gotten all sorts of advice. Some say to till, seed, etc. some say just Put down topsoil and overseed. Some say to just do sod because it is easier.

What should I do here? I hate having a terrible yard. Makes me not enjoy being out there. What do you guys say?
